Uber’s SF Headquarters May Be Partially Subleased by OpenAI

The Cash-Flush OpenAI Targets Uber’s San Francisco Headquarters for Expansion

OpenAI, the cash-flushed artificial intelligence firm backed by a $10 billion investment from Microsoft, is currently engaged in “serious” discussions with Uber to lease a portion of its corporate headquarters in Mission Bay, San Francisco, according to sources cited by the San Francisco Business Times.

The discussions involve OpenAI potentially subleasing one of the four buildings that comprise Uber’s sprawling 1-million-square-foot Mission Bay campus. Notably, the company had previously listed the 286,500-square-foot building at 1725 Third Street for sublease.

Specific details regarding the terms of the potential deal have not been disclosed at this time.

OpenAI’s Expanding Presence in San Francisco

OpenAI first established its presence in San Francisco’s Mission District in 2016, leasing a 40,000-square-foot headquarters building at 3180 18th Street. In 2020, the company further expanded by leasing a 100,000-square-foot office building at 575 Florida Street.

With the recent influx of cash from Microsoft and the soaring popularity of its ChatGPT platform, OpenAI has ambitious plans to grow its workforce from 500 to potentially 2,000 employees, as stated by San Francisco Supervisor Ahsha Safai during a recent hearing.

In recent months, OpenAI has been exploring expansion opportunities in various areas, including Downtown, South San Francisco, and the Peninsula.

“The Belle of the Ball”

OpenAI’s success has made it a highly coveted company in the real estate market. As William O’Daly, a commercial agent at Avison Young, stated, “They just raised $10 billion and so they’re going to have to allocate that somewhere. They’re going to pay top dollar for a space that works for them.”

Despite the high office vacancy rates in San Francisco due to the pandemic-driven shift to remote work, AI companies like OpenAI have been thriving. Mayor London Breed has even declared San Francisco as the “AI capital of the world.”

Furthermore, a designated area called “Area AI” has emerged, encompassing parts of the Mission District, western SoMa, and Potrero Hill, attracting a significant number of AI companies. According to JLL, out of the 80 AI companies operating in San Francisco, nearly two dozen are now located within Area AI.

OpenAI’s potential lease of part of Uber’s headquarters in Mission Bay will enable the company to further solidify its presence in San Francisco’s thriving artificial intelligence ecosystem.
